inspect the house prior to signing of a lease and usually if landlord knows that you're active or veteran they work with you as far as payments.

SGT (Join to see) Have a real estate attorney or law school clinic review the lease / rental agreement and make sure you meet the deposit conditions. You don't want to lose the deposit when you leave your rental and you don't want to pay for damage that was done prior to your occupation.
Take photos of the condition of the rental prior to moving into the rental so you can prove the condition or the inspection report suggested by SFC (Join to see) is a better leverage option.
Keep receipts of any repairs or damages that had to be fixed while a tenant and take note of these dates and times when the landlord was called and why.
