Get or certificate of eligibility from VA FIRST! Then start speaking with lenders second, with certificate in hand. They'll make sure you understand what you can afford and the impact on your finances. Only after doing all that should you speak with a realtor. If you intend to relocate, or even stay on the same area, go to the AreaVibes website to research communities your are considering. If you have children, pay particular attention to the schools' ratings.
