The rest you would have to cover with another loan. For example. I have a house that is $200k. If I wanted another home with a VA, I could get one up to $200k (with the understanding that I have roughly $400k in VA to use). If I wanted more, I would have to cover that with another loan. Being born and raised right here in Fayetteville, NC (just outside of Ft.Bragg), I have certainly seen my fair share of veterans not having the knowledge and/or being misled about what the Certificate of Eligibility could actually do for them. Typically it’s because there are a lot of lenders that are in markets where they aren’t as prevalent so they are not aware of all the benefits that are available for the veteran. <br />Now to address your specific question in reference to obtaining a new VA home loan before paying off your current VA home loan..... the answer is “it is very possible”!<br />You are able to use your certificate of eligibility as many times as you want as long as you have entitlement available. So some one with a lower home loan has more ability to buy than someone with a high cost loan. In Northern Virginia our prices tend to really limit options but the lender should give realistic options.
